A property can open the way to a residence permit or Turkish citizenship. Both routes have fixed thresholds, and both depend on the price recorded on the tapu.
Citizenship through Property Acquisition
- Minimum value: USD 400,000 or equivalent, converted at the central bank rate.
- Property: only properties with condominium ownership (kat mülkiyeti) or construction servitude (kat irtifakı), or developed building plots.
- Valuation report: mandatory, only by the state-owned GEDAŞ, valid for three months.
- Resale restriction: an annotation is entered in the land register that the property will not be sold for three years.
- Payment: sale of the foreign currency to the central bank before the transaction, and proof of transfer from buyer to seller.
Dual citizenship is generally possible for German nationals. Still, check the effects on your existing nationality and your tax obligations with the competent authority before applying.
Residence Permit via Home Ownership
Owners of a dwelling can apply for a short-term residence permit (kısa dönem ikamet izni). For acquisitions from 16 October 2023, the following applies nationwide:
- Minimum value: price on the tapu of at least USD 200,000, converted at the central bank rate on the date of acquisition.
- Use: the dwelling must be used by the owner and must not be let.
- Application: online via e-İkamet, followed by an appointment at the migration authority; tapu, health insurance and address must be evidenced.
| Citizenship | Residence permit | |
|---|---|---|
| Minimum value | USD 400,000 | USD 200,000 on the tapu |
| Valuation report | mandatory (GEDAŞ) | not required |
| Resale restriction | 3 years in the land register | none; selling removes the basis |
| Letting | possible | not permitted |
