Running costs in Türkiye are usually lower than in Germany. The biggest difference is the service charge of a residence with pool, gardens and security. If you want to let, learn the rules before you buy, not afterwards.
Running Costs
- Property tax (emlak vergisi): for dwellings 0.2 % of the official tax value in metropolitan municipalities such as Muğla, otherwise 0.1 %. The tax value is usually well below market value. Payable in two instalments in spring and autumn.
- Earthquake insurance (DASK): mandatory and renewed annually; without a valid policy, utility connections and land registry transactions are not possible.
- Service charge (aidat): for common areas, pool, gardens, cleaning and security. Ask to see the previous year's statement.
- Utilities: electricity, water and internet by consumption; the contracts are in your name.
- Home insurance (konut sigortası): voluntary and covers far more than DASK, such as water and fire damage.
Letting
Long-Term
Long-term tenancies are possible without a special permit. Rental income is subject to income tax in Türkiye; in 2026, residential rent of up to TRY 58,000 a year is tax-free. An annual return is required once taxable income arises.
Holiday Letting
Anyone letting a dwelling for tourism purposes for up to 100 days needs a permit from the Ministry of Culture and Tourism under Law 7464. The application requires a unanimous resolution of all owners in the building and, under the prevailing interpretation, of all owners in a residential complex. Platforms must show the permit number in the listing; letting without a permit is fined.
Holiday letting and a residence permit via home ownership are mutually exclusive: the dwelling used for the residence permit must not be let. Decide before you buy which goal takes priority.
