Buying and Costs
- Acquisition costs (taxes and notary): around 7 to 8 % for existing property, 2 to 3 % for new builds (Notaires de France).
- Process: preliminary contract (compromis de vente) with a ten-day cooling-off period for private buyers, followed by the notarial deed (acte authentique).
- Foreign buyers can acquire property in France without a permit; a French bank account makes completion easier.

What Buyers Should Check Here
- Since 1 January 2025, homes rated G for energy may no longer be newly let, from 2028 class F as well (Service Public; Notaires de France). Anyone planning to let checks the DPE before buying.
- Holiday lets (meublés de tourisme) need a registration number; with the national online service it becomes mandatory in all municipalities, planned from the fourth quarter of 2026 (Service Public).
- Municipalities with a tight housing market may raise the housing tax on second homes by 5 to 60 % (Service Public).
- In period buildings (copropriété), the minutes of owners’ meetings and planned work on the façade, roof or lift determine future costs.
