What Buyers Should Check Here
- Since 1 January 2025, homes rated G for energy may no longer be newly let, from 2028 class F as well (Service Public; Notaires de France). Anyone planning to let checks the DPE before buying.
- Holiday lets (meublés de tourisme) need a registration number; with the national online service it becomes mandatory in all municipalities, planned from the fourth quarter of 2026 (Service Public).
- Municipalities with a tight housing market may raise the housing tax on second homes by 5 to 60 % (Service Public).
- The seller attaches the mandatory reports (dossier de diagnostic technique), including the statement of natural and technological risks; on the coast it is worth checking flood and wildfire zones (Notaires de France).
