Buying and Costs
- Title deed fee: 4 % of the declared price, by law half each for buyer and seller.
- VAT on new builds (KDV): 1, 10 or 20 %, depending on net area, building permit date and location; for foreigners an exemption is possible on a first purchase paid in foreign currency (GİB, KDV Genel Uygulama Tebliği).
- Total purchase costs: approx. 4.5 to 7 % incl. commission, depending on how the title deed fee is split (BELLAZZURA estimate, non-binding). Worked example and all items in the guide to costs and taxes.
Notes for Foreign Buyers
- Before the purchase, military restricted zones are checked; foreigners may acquire at most 30 hectares nationwide.
- Proof of currency exchange (döviz alım belgesi) is mandatory. A valuation report (değerleme raporu) has no longer been generally required since TKGM circular 2024/4, but is still required for purchases for citizenship.
- Process, checks and citizenship in the guide to buying property in Türkiye.
- We state our commission and that of the local partner office in text form before the search begins.
