Buying and Costs
- Transfer tax (ITP) in the Balearic Islands on resale property, tiered: 8 % up to €400,000, 9 % up to €600,000, 10 % up to €1m, 12 % up to €2m, 13 % above (Balearic Tax Agency).
- A Spanish tax number (NIE) and a Spanish bank account are required before the notary appointment.
- Checks: land registry extract (nota simple), building permit and habitation certificate, and for fincas the building rights on rural land.
What Buyers Should Check Here
- New holiday lets in apartment buildings have been prohibited in the Balearic Islands since April 2025 (BOE). Anyone planning to let should only buy with an existing, transferable licence.
- If a non-resident sells, the buyer must withhold 3 % of the price and pay it to the tax office within one month (Agencia Tributaria). The municipal land value tax (plusvalía) is then also owed by the buyer (City of Madrid); both belong in the purchase contract.
- For fincas on rural land (suelo rústico), the building permit and building rights determine the value; extensions are only possible within narrow limits.
- Purchase costs with a worked example in our Spain Guide.
